Project Manager

Sargon is a family-owned company specializing in masonry, stone and steel construction. Sargon Steel is a full-service fabrication and erection company focusing in Structural Steel, Ornamental Iron, Stairs, Ramadas, Trellises and various design-build metal work.

The Steel Project Manager role will identify, estimate and manage assigned projects and clients. As the Project Manager, your role is to plan, budget, oversee, and document all aspects of the specific project(s) you are working on. The Project Manager will work closely with the Steel General Manager, The Steel Estimator and the Steel Office Administrator to make sure that the scope and direction of each project is accurate and priced appropriately. Project Manager will report directly to the Sargon Steel Manager.

Scope:

  • Ensure Job Book is created for both shop & field

  • Meet with the Estimator of each project for Project Kick-off Meeting as-invited by the Estimator.

  • Read and understand the contract for each assigned project within 48 hours following Project Kick-off Meeting.

  • Communicate any identified contract risks discovered, including inclusions, schedule, exclusions, clauses, etc. to manager and estimator within 12 hours of discovery and prior to scope execution.

  • Issue subcontracts and manage all subcontractors throughout the entire process.

  • Identify and follow up with clients on all changes to our scope of work and any additions made to project.

  • Generate RFIs as-needed and send to clients in timely fashion.

  • Manage awarded detailers through the entire submittal process including release for fabrication process and any changes to project.

  • Ensure that each plan and/or specification revision issued from customer is reviewed and understood.

  • Ensure shop manager, field crews, and subcontractors are working from the latest set of plans.

  • Review scope of work with superintendent and field foreman on new mobilizations to ensure scope creep is not allowed.

  • Coordinate with Sargon and Client project managers and superintendents regarding project schedule.

  • Maintain accurate & updated files with all pertinent information related to each project.

Cost:

  • Review and approve budgets for each new project within 48 hours of Project Kick-off Meeting.

  • Communicate any identified budget risks discovered to manager and estimator within 12 hours of discovery and prior to scope execution.

  • Set-up Schedule of Values on each new project within 72 hours of Project Kick-off Meeting.

  • Update Percent Complete for each project weekly and submit it to manager by 4pm on Fridays.

  • Review and approve timesheets for employees who have charged time to assigned projects weekly on Fridays by 10am.

  • Negotiate required costs associated with subcontractors including erectors, detailers and any other subcontractors that are needed.

  • Manage purchase orders for project-related purchases.

  • Review and sign invoices within 24 hours of receiving for review.

  • Manage change orders as needed. If scope is outside of PM’s level of experience, PM may ask estimator to create the pricing.

  • Obtain signed change order before scope execution begins.

  • Email signed customer change order and budget to controller within 24 hours of receiving signed change order and prior to costs incurred for change order scope.

  • Manage change orders directly with customer.

  • Create monthly billing for each project.

  • Negotiate billing disputes with customer.

  • Attend monthly WIP meetings, give input on risks and opportunities on each assigned project.

  • Manage punch list items efficiently and effectively while minimizing costs.

  • Generate close-out documents as-needed.

  • Manage warranty items as-needed.

Safety:

  • Lead our safety culture by setting the example as it relates to full PPE compliance, working safely, and planning each work phase with safety as a forethought.

  • Identify safety hazards on project sites and quickly and effectively implement corrective measures.

  • Assist Superintendent in developing a safe and productive pick plan for required crane and equipment usage.

  • Assist Superintendent in ensuring crew is wearing proper PPE on each project site including safety harnesses, etc.

  • Initiate 811 utility locate requests as-needed. Call in 811 Utility Locate requests within 6 hours of receiving request (typically utility requests take 72 hours to be filled)

  • Ensure all utility companies have responded with markings or “no conflict” notices prior to work start.

  • Assist superintendent in ensuring crews are completing JSAs and Toolbox Talks as-required.

Field Management:

  • Attend onsite meetings with customers as-needed.

  • Visit active projects a minimum of twice per week and inactive projects a minimum of once per month.

  • Coordinate deliveries as-needed.

  • Hold Production Kick-off Meeting with superintendent on each new mobilization.

  • Meet crew onsite the first day of each new mobilization.

  • Ensure embeds are laid out and provided each grout day. (Land projects)

  • Order rental equipment as-needed.

  • Ensure rental equipment is called off rent the last day it is needed.

Fabrication Management:

  • Generate RFF Request for each fabrication need and submit to shop manager.

  • Ensure material is ordered for each RFF. (Shop Manager is primary material purchaser, PM is back-up)

Misc:

  • Attend weekly team meetings.

  • Return all internal and external messages within 24 hours for standard messages and 2 hours for urgent messages.

To Be Successful at This Role, You Will Need:

  • Minimum 5 years of relevant project management experience in various general construction markets, minimum 2 years’ experience in Steel fabrication & installation.

  • A bachelor’s degree is highly preferred. Degree in construction management, engineering or a related field is ideal, but we are willing to consider experience in lieu of a degree.

  • Strong interpersonal and communication skills, ability to develop and maintain relationships with clients and subcontractors. Commitment to communicate with all members of the Sargon Team. Confidence to participate in team meetings, submit proposals, and represent the Sargon core values in all duties.

  • Proficient with Microsoft Outlook, Project and Excel required. Experience with Viewpoint, Bluebeam preferred.

  • Conversational in Spanish highly preferred, though not required.

  • Must have integrity and the ability to discuss issues openly and honestly with your team.

  • Must be a team player and have the ability to work with a variety of personalities.

  • Attention to detail, organizational skills, the ability to manage multiple, competing priorities, strong math and plan reading skills, ability to deliver high-quality, time-sensitive work.

  • As any good project manager knows, this is not a 9 to 5 job. Weekends, early mornings and late afternoons will be part of your week.
